We answer Monday–Friday, in the order messages arrive, and most replies go out within a day or two. Rental Books is supported by the people who built it — no call center, no ticket black hole.
Sign in at account.getrentalbooks.com with the email address you used when you purchased (we email you a sign-in link — there is no password). Your account page shows your license, lets you download the software again, and lets you remove a computer that is using one of your seats.
Your full license key and your download link are in the welcome email you received right after purchase. Search your inbox (and spam folder) for “Rental Books” before writing in — the key is not shown in full anywhere else, because we store only a scrambled fingerprint of it for your protection.
Two to five people in one office, working in the same books at the same time, over the cables and Wi-Fi you already have. Our step-by-step guide walks through the whole setup in plain English — checking that your office computers are on the same network, setting up the computer that holds the books, inviting your team with an email link (or by hand, or with a USB stick), working from home, and what to do when it won’t connect. It’s written for people who are not computer people, and it prints cleanly if you want a paper copy in the office.
Both are in your welcome email, sent to the email address you used at checkout. You can also download again any time from your account page. Rental Books is a Windows program you install on your own computer — download the ZIP, run the installer, then activate with your license key.
Rental Books runs on your own Windows computer, where your data stays under your control. A Mac version is coming soon — we don’t publish dates for it, because we would rather ship it right than ship it fast.
No. Each computer needs the internet once, for its first activation. After that there are no forced check-ins and no offline lockout — your books keep working whether or not that computer is ever online again.
Your license includes 5 seats (5 computers). Sign in to your account page and remove a computer you no longer use — that frees its seat right away. If a removed computer later comes back online, its activation is revoked automatically. Need more than 5? Additional seats are $49 each, one-time. Email us and we’ll add them.
Never. Remove the old computer on your account page (or deactivate it in the software), install Rental Books on the new computer, and activate it with the same license key from your welcome email. If the old computer is gone and you can’t get to either one, email us from your purchase email address and we’ll free the seat for you.
Your account page shows your key in masked form (last 4 characters only) — that’s on purpose, because we store only a scrambled fingerprint of the full key. The full key itself lives in your welcome email. If you can’t find that email, write to us from your purchase email address and we will rotate your license — issue you a new key and retire the old one.
Yes. Email us and we’ll issue a signed offline activation file made for that one license and that one computer. It consumes a seat the same way a normal activation does.
Regular price is $595, paid once. The first 25 buyers pay $395 by entering the code Founder25 at checkout. There is no subscription and no per-entity, per-property, or per-unit fee. One license covers unlimited entities, properties, and units, and includes 5 seats. The only things that ever cost extra are additional seats — $49 each, one-time — and, after your first year, the optional update plan at $99 per year if you want it.
Nothing shuts off. Your software keeps working exactly as it does today. Updates and new year-end forms packs are then available for $99 per year if you want them. You can skip years, too — one $99 payment brings you current whenever you come back, with no back fees for the years you skipped, and gives you a fresh 12 months of updates.
Run three full rent cycles in Rental Books. If it doesn’t replace the bookkeeping tools you were renting, ask for a full refund. That’s a 90-day guarantee, and your data exports out with you either way. To ask, just email [email protected] from your purchase email address. Please know that a refund ends the license — refunded licenses are shut off automatically.
Your receipt was emailed by Stripe at purchase. If you can’t find it, email us from your purchase email address and we’ll resend it. Sales tax, where it applies, is calculated and handled at checkout — it appears as its own line on that receipt.
Yes. Import tools bring your QuickBooks data in, so you’re not retyping years of history. If you’d rather it be done for you, white-glove migration is available as a one-time service, quoted up front — email us and we’ll price it before any work starts.
No — Rental Books doesn’t force one method on you. If you hold deposits the traditional way, they’re tracked as a liability: separate, refundable, and provable. If you and your CPA record deposits as income when you receive them, set it up that way instead — refunds reverse back out, and amounts you later apply aren’t counted as income a second time. Trust-account rules vary by state. Set it up the way you and your CPA run it.
No — and we say that plainly before you buy, not after. Rental Books has no built-in payroll and none is planned: it doesn’t calculate paychecks or file payroll taxes. Run payroll with a real payroll service (Gusto, ADP, Paychex, Paylocity, or a similar provider) the way most operators do.
Yes — everyone on your team can have their own login, and there is no per-user or per-employee fee. Your books can live on a shared network folder so the whole office can reach them. One safety rule, the same one QuickBooks uses: only one computer at a time can have a set of books open. If a second computer tries to open the same books, Rental Books tells them the books are open on the other computer rather than risk two people writing at once and damaging the file. When that person exits, the next person can open them. On a single computer, you can open more than one set of books at the same time, each in its own window.
Start with our step-by-step guide: Sharing the Books in Your Office. It walks through the whole setup in plain English — checking that your office computers are on the same network (cable or Wi-Fi), setting up the computer that holds the books, inviting your team with an email link (or by hand, or with a USB stick), working from home, and what to do when it won’t connect. It’s written for people who are not computer people, and it prints cleanly if you want a paper copy in the office.
No. Rental Books is yours, it doesn’t check in with a server to keep working, and you can export all of your data at any time in standard formats. Your books outlive any company, including ours.
We’re happy to show you how to do almost anything in Rental Books — which screen, which steps. What we can’t do is act as your CPA: whether a specific transaction should be booked a certain way for your taxes is a question for your CPA or tax advisor. If it helps, we’ll show you exactly where the reports they’ll want live in the software.
Email [email protected] with: your Rental Books version, your Windows version, what you were doing, what you expected to happen, what happened instead, and a screenshot of any error message if you can get one. Please don’t send your full license key or your bookkeeping files unless we ask for them.
We want to hear it — operators built this product’s roadmap. Email [email protected] with “Feature idea” in the subject.
Half the “computer problems” in a small office aren’t about the software at all — they’re about the network nobody ever explained: guest Wi-Fi, sleeping computers, printers that vanish, passwords, wall outlets that turn out to be connected to nothing. Those plain-English teaching guides now live in the Rental Owners Handbook, our free teaching library — same pages, new home.

Use the email address you purchased with — that is how we find your license — and never send your full license key in an email unless we ask.
